@Peter Heldstab this is some good advice from @Brian Ploszay .  I'm sure there are some good rentals in Minneapolis/St Paul.   But, if you do choose to go out of state - I would use a reputable turnkey company.  But, once you have a property narrowed down, I would spend a few hundred dollars on an independent inspection and have a realtor run some numbers for you.  

That little bit of extra investment could spare you from buying something you don't want.  Or it could give you peace of mind that you have a great property for years to come.  

If you end up working in KC, I can recommend a great inspector and can link you with a Realtor as well.

Hey @Peter Heldstab .  I know a few turnkey companies in KC.  Some with a better track record than others.  Feel free to shoot me an email, I'm happy to share some of the feedback I've heard.  

None of it is firsthand experience though. I BRRRR all of my properties here. So I haven't worked with any of them.

@Carly M. Waldo is a great area!  Congrats on that, it should rent out very easily.  I know @Luther Wilson III personally and can vouch that he's a great guy.

@Dan Krupa is right.  We have a great structural engineer here in KC that looks at foundations all day long.  He's saved me TENS OF THOUSANDS over what the foundation companies have suggested I do.  

We had a house that some of the popular foundation companies said we needed a dozen piers on.  He disagreed, wrote a detailed report and recommended action, it cleared inspections, sold fast, and was guaranteed against future movement for $14,000 less than the other companies said.

@Marissa Carroll I think if you can give a little ground on that, you'll have no problem finding a great duplex.  Even just a few hundred towards P&I from your side could help you get a better quality investment that has staying power.  I have not done a house hack myself, but reading other comments on here I've seen some people regretting the duplex they got because of the quality.
