direct mail to who?

Hello all, 

Looking to build a list of direct mail targets. I would like to target those who have just taken ownership of a property through probate/death in the family.

Looking for the ones who own the property outright...

Does anybody know how I can build such a list?

No, what you want are post-probate, aka inherited properties.

These would be evidenced by searching for the following recorded documents:

1) Affidavit Death of Joint Tensnt

2) Order to determine ownership of small estate (CA)

3) Order for Distribution of Decedent's Estste

4) Affidavit Death of Trustee / Co-trustee / Successor trustee

However, these are NOT catalysts which trigger an owner to sell. That would be mortgage or tax default, code enforcement liens or unlawful detainer, for example.
