Hello all, 

Looking to build a list of direct mail targets. I would like to target those who have just taken ownership of a property through probate/death in the family.

Looking for the ones who own the property outright...

Does anybody know how I can build such a list?

Hello everyone,

I door knocked a property last fall and the seller said they wanted to sell asap, They dragged their feet a bit but I stayed in touch. NOW they are serious about selling and I need HELP!

First of all, I need a lender. I have about 45k to secure a loan but I need hard money because I am self employed and cant go conventional.

Next, I need a partner who has the experience I don't. I'm nervous to take on the project  by myself. This goes from making a legit offer to closing the deal without using an agent.

Anybody from the MANSFIELD MASSACHUSETTS areas please contact me if your interested in partnering or can offer up some help!

Hi everybody! Feels so good to have a place to bring these questions!

So my girlfriend and I were driving for dollars when we found this awesome abandoned house in Canton Mass. I pull the records and follow it until most recently I see a recording for a "tax taking" and it states the town of Canton is "taking" the house because the 2013 taxes were not paid.

The total owed is only $1200 dollars so does that mean this is more of a NOD on the tax bill or is the town actually taking this home from the owner?

Anybody????

I'm hopeful to find a buyer who is well versed in rehabs and can also help coordinate the deal.

A seller I reached out to offered me this 2 family that needs work in the Wrentham/Foxboro area of Massachusetts.

He wants about 100k for it but he may come down further. The house has a failed septic and will probably need a roof plus updates. I estimate the repairs around 40k.

I did some research and it seems that its current as is value is about 150k and that after repairs it would worth about 250k.

I don't want to take on the flip so hopefully I can find an investor buyer and make a standard finders fee (%?). 

Anybody in my area that has some wholesaling experience know where I can get some quality contracts?

Yes it is in Massachusetts. In the Foxboro/Wrentham area.
