Looking for insights into what the market is like for investing in 55+ adult communities. Do you LTR or STR for snowbirds?

Hi! I'm doing some preliminary research on both relocating for retirement (within 5 yrs) and investing in the following areas and I'm hoping to get some thoughts from those of you who have first-hand knowledge. Any feedback on market, weather, rurality, proximity to city-life, etc. is much appreciated.

Asheville City / Weaverville / Black Mtn / Brevard / Hendersonville / Waynesville / Lake Lure / Boone / Marion

Came across this video 

The BP Real Estate Rookie co-host Tony J Robinson has discussed this on few episodes as he is building an STR portfolio. I recall him specifically mentioning being able to use a second home loan more than once as long as it is either in another state or a specified distance - I don't recall exactly which. I'm looking to go this route with my next STR purchase.

I recently started researching different 55+ communities as a potential snow-bird retirement for my parents now and myself in about 5 yrs when I'm hoping to early retire. I found a few recommended communities with a few that specified STR was allowed. Definitely warrants inquiring directly with community.

@JD Martin - you make a good point as to limiting renter pool, but @Lisa Graesser suggests an interesting strategy to inquire about as well. 

The Villages is well-known (a bit notorious, too). Your strategy is very helpful - thanks for sharing! 

@Anne C Ramsey thanks! Satellite Beach seems to have good proximity to an airport, but wondering if you have any insight into whether it's a primarily drive-able destination. Do you have any STRs in the area? Sounds like it might be a good choice for LTR with corporate renters. Have family in the Melbourne/Palm bay area I may need to go visit.
