Hello Stuart, from the looks of it every market has it's differences, and I figure if something doesn't work, of course, make changes. However, I just don't want to over do it.

So is the question more like "where are the boundaries,....just how creative can @Donald Larson be and get away with it?"

Or is it simply "what is there that can be done with something as common place as marketing?"

I always try to stay on the cutting edge, but for me that simply means analyzing the data and seeing what really connects with people. I've tried all kinds of (what I now think of as silly) things, but simply getting very good at the basics has put more money in my pocket than anything else.

    Generally being creative helps you stand out from all the other marketers. Good marketers and constantly testing what is working and adjusting based on results.

    I agree with @Ned Carey.  Being creative will help you stand out from your competition.  This is especially important in hot markets where there are a lot of investors.  If you're planning on doing your own marketing you can definitely get creative but there aren't many creative options currently available from online investor marketing websites.  At least not yet...

    I think creativity is the way to go.  VERY CREATIVE.  I am working with one investor buddy of mine go to a coffee shop associated with a local mega church.  I am arranging it with the pastor to allow this buddy to have an open meeting type event where he can showcase the 5 wholesale properties that he has for sale.  Now, that's nothing major but I am having the pastor bless the coffee beans before they grind them so the people in attendance will have a jolt of blessings with their coffee.  Sounds corny right?  The local tv station loves the crazy idea and will do a story on it.  The church gets visibility and my buddies site will blow up with free publicity!

    A new person in real estate investing should be taking advice from a marketing close so they can set up their systems in emulate someone that knows what they're doing

    Getting the phone to ring (marketing) and knowing what to say to the people that respond to your marketing is a critical task and must be done well

    Talking face-to-face with the seller is another critical task

    Having a great buyers list that can pay all cash quickly is a critical task

    Getting private money lenders for rehabs is another critical task

    Lastly having joint venture partners that can fund deals quickly is another critical task

    I feel that's what should be your urgent tasks for  you every day

    Different methods work for different people. The key is knowing who you are and what works best for your personality. @Sharon Vornholt has had success in the marketing area and can give you some good tips and advice. Best of luck!
