What info should I send to investors for commercial real estate?

I am a fairly new realtor in Ocean City, MD. My office has what I believe a prime piece of real estate for our area and I think it would be perfect for something like a small outlet mall or one of these big box hunting stores or something along those lines. What would be the best way to contact these companies? Email? Snail mail? Both? Also was wondering what exactly to send them other than just the listing information. Any and all help would be GREATLY appreciated. Thank you for your time!!
