Jason is correct. The bulk of your income will be coming from the summer months. We do have several events in the fall that still bring people to the area though. Also, the closer you can get to the ocean the better your chances of getting off season rentals. I have a client that rents his 3 bed direct ocean unit well into Nov and Dec. I haven't spoken to him in a few months but I'll see if I can get some figures from him.

I MAY be a little impartial here but I would have to agree that Ocean City is a great investment! :-) Inventory is VERY low around here though. Let me know if I can help in any way!

Hey @Bill Ames. I live in Ocean City. It really all depends on location and # of bedrooms of the unit. Direct oceanfront will yield the most rental for you but will also cost you the most. Ocean block units seem to have a great return. I know 3 bed 2 bath units on ocean block pull in about $35-40k in the summer months. And if you rent bi weekly that number could go as high as $45k. Some of the bigger building with the amenities like Golden Sands and The Carousel have no trouble renting. You can certainly call some rental companies in the area and they will share their figures with you. I call for clients sometimes.

Hi there,

I'm a realtor in Maryland. I am looking for suggestions on how to better capture leads. I have been doing a lot of farming letters but haven't gotten much success from it. I have been looking into post cards with QR codes and stuff like that. Was wondering if anyone has had success with that or maybe something else that I may not have thought of. Any help would be greatly appreciated!! Thanks for you time!

I'm a realtor in Maryland and wanted to step up my game. I wanted to see if anyone could recommend a good company that does sign riders with text codes for lead capture? I've seen a few that you pay per listing and I have seen a few where you can pay per month for a certain number of listings. I usually represent more buyers than sellers and average around 4 listings a year so maybe just the pay per listing would be the best/cost effective? Any help would be greatly appreciated! Thank you!!

Hi Kevin,

I’m a realtor in OC. I’m not sure where the home is but the closer you get to the beach the more you can ask for rent. $130k for a 3 bed is a little low for this area so the home must be a little out of town? You take into consideration the condition of the home but living so far away may be too much for your first like Andrew said.

Hi Rebecca! I'm a realtor in Ocean City. They only bay front mobile homes would be in Montego Bay. I wouldn't think that you would have a problem renting in that location. Not sure what your price range is but obviously ocean block would rent more frequently for more $.
