Should I should, or should I shouldn't?

The rental walkthrough has been done. I was there with the property manager at the time. There are minor repairs to be done, and some not so minor.
Apparently the second bath users weren't careful and the molding is coming away from the wall in it and in the adjoining bedroom, which does have a water stain on the baseboard.
I did have mold testing done a month or so ago, and there was no indication of dangerous levels of mold there.
A door needs replaced, the whole interior needs painted: some is normal use, some is not.Some of the popcorn ceiling is really dirty, so will get painted, too.
The tenant will be charged a fraction of the painting, which I expect will cost about $3000. (not nearly his deposit.)
A few other things need repaired, then there's cleaning, grout and tile cleaning (maybe), and yard cleanup.

The goal is to sell the house quickly and for as much as possible.
What is your experience: Paint the entire interior, or offer a painting discount? Of course it will show MUCH better with fresh paint, but does that translate to dollars and quick sale?
