This is where I spend most of my time. 

You want frustrating? Find and owner who doesn't care. I've got a few. The others are MIA and I'm out door knocking neighbors (Three this week!) 

Most of my leads....lead to mental health issues. 

You're going to turn over lots of stones. But...you'll find gold. I'm selling four houses from one estate. Squatters, guns and shenanigans ( Fake Will)  are afoot!

I send letters to almost anyone I can find who is related and those are not. You'll get calls from all kinds of people who think they may have some money coming. 

My favorite call is when a seller says "How did you find me?"

Good luck and prepare for the long haul.

I can always tell when the mail is delivered. 11am... calls start rolling in the day after drop day. "I'll never sell my house...." Yeah, but what about your kids?

The one's that call at odd hours get more attention.

I have margins built into my offer so when I show them their costs. It's tied in. I make NET offers not Sale price offers.

Yes.

Find equity. Market to those people only. When the letter comes back. ( not able to deliver )That's your lead. Now you've eliminated 99% of your comp. Most people won't want to deal with dead/orphaned etc.

Stay away from them. Unless you're a contractor.

Take the names to the grantor grantee index and get the addy. Screen for equity. Make contact. I (my assistant ) do this all day long.

It's been a challenge trying to do anything regarding his affairs, because of course no one will talk to me without the admin designation

For someone WITH equity (or interest) that would be cool.

This guys just trying to figure out if he has anything. This is the mindset of a seller I want to talk with.

For anyone looking for deals....maybe...just maybe you should reread this and see what his problem is. ( Me Included ) I did it twice.  He even says it.
