Mailing to tax delinquent

Hello all,

I recently got a list of tax delinquent from my county that is 13K+ long.  Many are commercial locations and apartment complexes, neither of which I'm interested in right now.  My question is what delinquency amount range would you/ do you focus on.  My ranges go from $2.00 to 25K.  I really need to narrow this down to about 300 properties and I'm unsure of where to focus.

I would begin by determining which leads must be eliminated based on:

1) Amount to cure too large for your budget

2) Amount to cure unlikely to yield motivated prospect

3) Eliminate corporate entities and perhsps churches

4) Eliminate zip codes you don't want to do business in, if any

7) I don't want vacant land deals, so I scrub those se

8) I don't want commercial properties, so scrub those

9) Use title company or other online sources for data correlation

10) Use VA to scrub manually all repetitive tasks, once criteria and routine created

I also perform other scrubs for situations that are proprietary to my ideal prospects. Obviously, I can't reveal the nano-niches however, you can identify, scrub and mine your own data for high profit situations.
