I work for Sentext Solutions, a text message marketing company and we work with 1000's of small businesses. 

What we do, primarily, is work with small independent merchants and get some of their existing customers to come back more often. 

More specifically, as an investor, I know that having a database of potential tenants on hand can be a very powerful tool to have. I also know that fetching information through craigslist ads and creating email lists is a labor intensive way to generate tenants. 

We do things differently!

We manage the database! You don't have to do any data entry (which makes more time for you to do more deals). 

It can go hand in hand with your existing marketing techniques (social media, Craigslist etc.).

As an added bonus, you can have the ability to communicate with all your tenants (or groups of them) and most of them will read their message within 3 minutes. 

We believe that Email blasts have had their day.

Repair = $5500 (maximum aesthetic)

Monthly rental minimum = $2100

RPV = 1.4% minimum

This is a two unit, 1 commercial unit property for $145,000.

This is a really great opportunity for a buy and hold. The price is very good, and with a minimum of $2100/monthly

3BR = $700 with current tenants

1BR = $550

Comm = $850+

will gross a minimum of 1.4% rental to property value.

The property has rented for more -- the commercial has gone for $1000 for long periods of time.

* It is in good condition for the area, and grosses more than anything else we have seen on the market in Martinsburg. Roof is close to new, new windows throughout, electrical is up to code, baseboard heaters, clean and ready for occupancy.
