Seeking Affordable Email List of Builders and Email List of Land Investors in Texas

I hope everyone is doing well and making excellent progress in their respective real estate journey!

I am in search of an inexpensive, yet reliable and updated, email list of builders and an email list of land investors operating in the Dallas, Austin, and Houston areas. The intent is to network and present well below-market land investment opportunities that may align with their interests. If anyone here could point me in the right direction, it would be greatly appreciated.

Hey @Randall Turner - there are a couple of strategies and ways to do this, ultimately you can just buy a list off of a Google Search. 

If you have access to MLS, you can filter through all land opportunities purchased in the last couple of years and either get access to the broker's info or the buyer's info that way. Broker's are happy to present deals to their buyers if they know they'll make money on it too.

Another route you can also take is just look up new builds that have gone up over the last 1-3 years and get the builder's info through the county records. Builders, architects, engineers, contractors, etc. have to file public plans and permits that contain all their info - I'm sure a visit to your town's building department will be sufficient.
