Yellow Letter / Direct Mail Campaign Questions and Suggestions

Happy New Year everyone!

We kicked off our first marketing campaign last month and mailed out 2318 post cards focusing on absentee owners (which we pulled from MLS) and houses we found when "driving for dollars" in 9 zip codes. We created two versions of post cards to target to each audience and in total received 30 calls, one email and one hand written letter which comes out to approximately a 1.38% response rate. Most of the calls were just tire kickers seeing what we would pay for their house and we did not receive one motivated seller which ultimately resulted in no deals.

This month we plan on mailing to the same list using yellow letters. We want to keep the yellow letters as short and to the point as possible but also weren't sure if we should have two versions of yellow letters similar to our post cards or if one generic letter would be good enough. Our draft of the yellow letter is:

Dear [First Name],

We are interested in purchasing your house at [Property Address].

We can buy your house 'AS IS', so you won't have to fix anything up and we can close quickly. To discuss your options, please call us at [Phone Number].

Please Call!

Thanks,

Dan and Ray

We took this template from one of the direct mail websites and made a few tweaks since its concise and to the point without overwhelming the person reading it. Wanted to get everyone's thoughts on what has worked best for them in their yellow letter campaigns and has gotten good response rates and most importantly conversion rates.

Thanks!

Dan
