Multifamily Philadelphia/Germantown Appraiser Needed

Good morning Bigger Pocketers. My husband and I are looking to BRRRR a 5-6 unit multifamily dwelling in Philadelphia, likely Germantown and would like to build relations with appraisers in the market. Specifically we are looking to pay an appraiser for their time and in exchange they could help educate us on what we can do to maximize the projected ARV. We will be doing a cash out refinance as a commercial loan and want to try to get as close as possible to refinancing 100% of our investment given that the funding will come from a hard money lender.
