Eric- From what I have been reading some part of the appraisal includes some portion of bedrooms, bathrooms, how nice the place is etc?

Brad- Good point about professional photoshoot. All the little things we do can help. Do you stage your place as well? I have heard here on BP some experts saying it is worth it financially. As to your point "your ARV will be driven almost completely by the rents and cap rate", what IS the other portion? I can't seem to find out that little bit! Again in the spirit of trying to work on all aspects that I can control.

Good morning Bigger Pocketers. My husband and I are looking to BRRRR a 5-6 unit multifamily dwelling in Philadelphia, likely Germantown and would like to build relations with appraisers in the market. Specifically we are looking to pay an appraiser for their time and in exchange they could help educate us on what we can do to maximize the projected ARV. We will be doing a cash out refinance as a commercial loan and want to try to get as close as possible to refinancing 100% of our investment given that the funding will come from a hard money lender. We understand the concepts but know that we still have more to learn and why not learn from a local expert. Thank you for your time and we hope to connect with you!
