Sourcing and Pursuing Multi Family Leads

Hey everybody! I’m a rookie investor interested in small multi family and have yet to get my first deal. I’m based out of Michigan looking to purchase in southeast MI areas with low crime rates (outside Metro-Detroit). I’m struggling to source deals (on and off market) and was wondering what strategies others have employed to acquire leads. I am currently working with a realtor but good on market properties are hard to find in my areas at this time. What other methods or strategies could be used to source leads and how are you going about pursuing those leads? Thank you all!

    If you want to find the deals directly, you'll need to go out and prospect the sellers and see who would entertain an offer. I do this through cold calling, texting, emailing and whatever it takes to find a deal. If you do this on a consistent basis you will find deals as it is just a numbers game in the end.
