Finding Rental Comps for an ADU

Hello all,

I am back on the forums, seeking any help possible. So I have finally begun the construction phase of a 2 car garage conversion ADU. I am having issues finding rental comps for an ADU. The closest comparison would be to base it off of sq. Footage but the ADU will have a few positive amenities as compared to your common 1 bedroom apartment. For example: it will be located in a nice residential only area, private parking on the property without a long walk, the unit will be brand new, private laundry, and small patio area. The unit will be 400sq ft.

If possible, could someone enlighten me with me with a bit of knowledge in regards to this topic? 

Any information would be greatly appreciated.
