Post: Landlord Forms to place tenants

Hello all,

I recently built my first ADU and now I am looking to place a tenant.

Does anyone here have all the forms needed to do a tenant screening? Forms like application, release of information, actual lease agreement forms and whatever other forms are associated with placing a tenant? 

Any information guiding me to the right place would be greatly appreaciated.

Thank you for the information. This is great information and will continue to do my research. Now i have to see if it would be a better ROI to provide a furnished unit as an alternative to STR due to the city limiting me.

We had a STR in Lake Arrowhead a couple years ago. There were some parking issues that took months to resolve and we AirBnB'd it during that time. The county sent us the correction notice and directed us to stop STR the place. We continued and the county checked AirBnB and fined us. I wouldn't try to get around the ordinance. The county/city staffs have gotten good at checking AirBnB records.

Hello all,

So I built an ADU on my property in Socal, my initial idea was to airbnb the unit as I live very close to an international airport and I thought this would be a good approach.

As I went through the process, the city made me register a new deed with the County laying out all the rules for the unit. One of those rules requires that the unit could not be rented for periods shorter than 30 days. In essence blocking my idea of renting it through airbnb. 

I have a few questions and I am looking for anyone knowledable on that subject. Any feedback would be greatly appreciated. 

Like what would happen if  I continued and rented the unit on airbnb against the city’s rules?, are there any loopholes that could be taken advantage in order to still do short term rentals through Airbnb? 

Also, lately I have been hearing about short term rentals for traveling nurses. Does anyone know a good website to learn more about those types of rental?

Hello all,

I am back on the forums, seeking any help possible. So I have finally begun the construction phase of a 2 car garage conversion ADU. I am having issues finding rental comps for an ADU. The closest comparison would be to base it off of sq. Footage but the ADU will have a few positive amenities as compared to your common 1 bedroom apartment. For example: it will be located in a nice residential only area, private parking on the property without a long walk, the unit will be brand new, private laundry, and small patio area. The unit will be 400sq ft.

If possible, could someone enlighten me with me with a bit of knowledge in regards to this topic? 

Any information would be greatly appreciated.

Hello all, 

I few months back I began the process to build an ADU. After several months of plan checks and dealing with the city. I now have the permits in hand and ready to build. Throughout the entire plan check process I had a general contractor lined up for the building portion of the project. However, the general contractor suddenly raised the the price given, by a significant amount and I no longer plan on using them for the build.


With that said I am searching for referrals for good general contractors who specialize in ADU garage conversion builds. Any information would be greatly appreciated. I am ready to break ground ASAP. The project is located in the Inland Empire in California.

Thank you so much for that information. I will do some research in how it would be valued. I am a newbie so my approach was going to be to pay for the conversion out of pocket and let the unit cashflow each month since I wouldnt have a monthly payment. I also believe the rent from the ADU could cover my entire mortgage on the property since I have a very low mortgage. Therefore, my idea would be to pay for the conversion cash, then let the ADU pay for my mortgage and then I would use my monthly "freed up money" for future investments. What do you guys think of this approach? As of now I am very conservative on the approach because I am afraid of the home prices in my area and I thought this would be a good approach to get my feet wet. Any suggestions would be greatly appreciated. Thank you

Hi everyone, I am brand new to BP website. I have read multiple books from BP and listen to their pockets regularly. So I like in Southern California and as many of you might know the market here is pretty insane in regards to high prices. I am a current homeowner and I recently started to conduct some research into building an ADU at my current residence. I have an attached 400sq ft garage that I would be converting. Any tips, suggestions, or guidance from people who are familiar with ADU's would be very helpful.
