WHAT IS THE BEST DEAL GENERATING / MARKETING SOFTWARE

Hello everyone, I'm a rookie investor in the data consumption phase of my real estate career. I am about to start searching / marketing for my first off-market deal focusing on multi-family specifically. I want the experienced investors' thoughts on the best deal generating / marketing software to find the solid value add off-market sales ( 4 units and above ). I am leaning toward PROPSTREAM. I appreciate any help you can provide. ☺

First,  understand this. No software can generate a deal for you. None!

Now you will say "Yeah dude duhh.. I know that , you know what I meant don't be a wiseass."... to wich I will say, SHUSH and LISTEN to me gaaadamnit...

NO SOFTWARE CAN GENERATE A DEAL FOR YOU... now here is why I say this.

YUou need to understand that nothing can extract motivated sellers from the general public. There exists NO criteria that can do it. STOP..  Shhh, No!  not the absentee owners list, foreclosure list bad tenants list.. nothing.

A motivated seller is simply someone willing to accept a lower offer for their house. 

If there exist no criteria that filters motivation from the public, how is a software going to do the same?! Can't.

See now why I said that? If you do not understand that simple concept, "finding motivated sellers" will always be a mystery to you. It will always be an unknown concept to you and you will never EVER understand lead generation.

You need to simply be there when someone becomes motivated and then they find you.

You can send every single person in the USA a DMM... constantly to let them know you are there... but 98% of these people will never EVER be motivated... see how stupid DMM is? Its STOOOOPID!!

Find a better way to generate deals. With this knowledge I am sure you can now start thinking about it using logic and common sense and see a way better way to do it... Hint?

Every single one of these people there, found me. I not once did any effort trying to find or look for them. I was simply "there" being sexy as hell, ready for when they are ready to sell. 

Forget software!
