NOLO Every Landlords Guide to Finding Great Tennants

Anyone who has read NOLO: Every Landlords Guide to Finding Great Tennants. There are plenty of forms in this book to help the tenant screening process. My question is; When you go to the website, these forms cost $15-$40, but they have them in the book. Is the book version more of a “freemium” version, where you get the basics but the online version is better, or are they they the same and you’re just paying for a digital copy? Also, is it copyright infringement to use the versions from the book without paying?
