@Joe Splitrock Thats a really helpful response. I paid $10k above asking price on a 200k property so I would expect to be reasonably clean for the tenant to move in. The seller has confirmed the property would be clean at walkthrough so i will just have to wait and see.

The reason I requested to be cleaned prior to settlement is because the appliances were not cleaned during initial visit. But now they have moved out hopefully they have cleaned it. Thanks

Closing on first rental property this week.

We have requested seller to clean the property including all appliances before walkthrough/settlement. Is this common request or is seller expected to provide property reasonably clean?

If seller refuses, what are my options on day of settlement?

Hello All,

I am getting close to settlement of first rental property in Delaware. I am looking for recommendations on tenant screening service/website that offers detailed report on tenant history and directly have tenant pay for the application/screening.

In addition, i am also looking for recommendations on obtaining standard state regulated lease agreement that i can use in the state of DE. Should i look for an attorney to prepare the lease or are there standard lease templates available online that can be used?

I'm purchasing a property for personal living. Its twin home, but more like an end unit town home situated in a strong HOA community. The property was built in 2017 and it only had one owner since then and I would be the second owner.

The current owner has a title insurance and the title search that we got done came with clear results. Do i still need a Owner Title Insurance on this property for myself or is it not necessary given its a recently built community/property with only one owner in the past? Thanks in advance!
