Hi BP Members,

Happy New Year to you all. I'm reaching out in the hopes that someone might be able to connect with me and provide me 15 minutes of their time.  I am subleasing my current rental.  I will be managing the property, collecting rent, and acting as the landlord.  I have received an application from tenants that look good but given this is my first time, I'm not sure how to completely vet these folks.  They passed my prequal questions and have a clear background check and credit scores are fine.

Just wondering if someone who has done this before might be able to provide me 15 minutes of your time to review their application with me and help me understand any red flags or things I should look into more.  Happy to treat you to some coffee/tea during our call if you like!  I'd love to meet with someone within the next 48 hours so that I can get back to these folks.  Happy to do a virtual meeting if that works.

Thank you,

Raina

Would be happy to help you out. My office is in Old North Columbus, just north of The Ohio State University. Stop in any time

Thank you for your reply Remington.  I did get some help on this but I will remember you for next time for sure, especially since we are in the same city!  Thank you!

@Raina Vyas not to be a pest, but did you call the employers of the offer letters. Not the number provided by the tenant but by looking up the number yourself. My questions that i ask. Is the employee salaried or hourly. If hourly is there the ability to get overtime. The employers do not usually give out financial information. They may give a salary range. Verify start date. Good luck.

Tim, thank you, that is a good point that being a newbie I did not think of. The offer letter did actually have the salary listed.  This couple is a military couple.  The husband has been employed for 13 years and has the status of a chief.  They are moving for the wife's job and she provided me her offer letter, which is a salaried position.  Alone she does not reach the 2.5-3x income prequal that I have but their combined income does.  However, I understand your point and I'll see what I can find out from the employer.

just post all your questions here.

Thank Nicholas, I was able to connect with someone on the phone and got my questions answered.  Thank you for your follow-up.

Thank you @Tim Herman. I do have the authority to sublease this is a special situation. Thank you for your suggestions. I did contact the old landlords and have offer letters verifying employment. Thank you.

@Alex R.  Thank you! I would love the list. Please let me know if you've reached out to any on the list and have had luck (or no luck) I will do the same for you.  I get an error message when I try to send my email address via this forum.  Is there another way I can provide you my info so that you can send me the list?  I'm on LinkedIn if that helps or I can look you up that way as well if it's easier.  Thank you!

Just seeing this thread. I just left a terrible introductory meeting with someone who was recommended to me as a great “investor friendly” CPA in Columbus.

Has anyone had luck finding a good investor friendly CPA in the Columbus area?

thank you!
