First time Tenant Screener

I am a looking for advice on how to screen tenants for a property my wife and I still live at. We are moving to new house and will be renting the current one. Is it a bad idea to have people over to my home while I am still living in it? Do you recommend meeting every applicant personally? I have read it is recommended to tour the applicants home. That seems like a lot of work. Do you recommend this or would you stick to the online screening? 

I'm a first timer so anything helps! Thanks!

Screen all prospective tenants by letting them know your rental criteria of what you are looking for and provide them will all the details upfront like rent is x amount, the deposit is x amount no pets are allowed, no smoking etc.
It's helpful to have good pictures and a 3D tour so you can give it to all the prospective tenants so they can view it virtually ahead of time and see if it's something they are still interested in. If they are still interested and they have seen the 3D tour and want to see it in person then they would move forward by scheduling a time to walk through it, and if they are interested, have them apply and process the air application.
