Which platform do you prefer, for screening tenants, between Avail, Apartments.com, and TransUnions Smart Move? Could you give reasons why?

Never used Avail.  We have used apartment.com & Transunion smart move.  Primary reasons- The Landlord Tenant laws are constantly changing in Cook County and we don't have time to keep up with all of it, but apartment.com & Transunion do.  For example- We can't do criminal background checks until a tenant is conditionally approved based on credit in Cook County.  Both platforms force one to conditionally approve a client before doing the criminal background and providing any information.  Keeps us on the right side of the ordanance.
