Rochester, NY Market

I currently have 2 rental houses and am looking to expand. Right now I am on Long Island, NY and finding home with positive cash flow is pretty hard.

In looking at markets, I have seen Rochester, NY has pretty good rent rates for the purchase price.

I was wondering if anybody had any thoughts on Rochester for buy and hold? Thank you all for any advice.

    Do you ever buy near Dutch town or Edgerton in Rochester? like the north west side? i know its not the best area but the numbers looks attractive. do you know any good property managers that work with SFH/ SEC8 in that area?
