Partial Owner of commercial land looking for advice!!

I am currently 1/5th owner of 9.8 acres of commercial wooded land.There are business that have been built all around the lot. However there is a railroad that separates the lot. There is 2.28 acres facing the road and 7.5 acres that does not have road access due to the railroad. I would like to invest and buy the other owners portion to become the sole owner. I am completely new to any type of commercial land investing, but would like some advice on what someone with experience in this field would do.
