Does anyone use a whole life insurance policy to keep their money rather than in a bank and use that money to invest? I've heard that its much better to put money on a whole life insurance policy rather than a bank savings account and you pretty much become the bank. 

I often hear David Greene say on the podcast that he believes that right now is one of the best times to buy real estate as an investment. I wanted to ask why that is because the price to buy real estate right now is very high and the interest rate is also continuing to rise right now. So why would right now be one the best time to buy? 

Thank you Mr.Hottle for the reply. That is very true, have to take that first leap and start investing or it'll simply never happen. 

I am looking to purchase my first rental but I am a little confused about the current mortgage rate. I know the mortgage rate is pretty high currently and is continuing to rise. So my question is, should I wait until the mortgage rates come down to invest or go through with an investment property if it makes sense.
