Apprehension on Future RE investing

Hello BP community,

Hoping to get some insights on the current Real Estate market as well as the next 6-12 months. I currently have 1 investment property at my son's college which is working out well. I am apprehensive about investing either in NJ or out of state (short term rentals) as the market is high with interest rate hikes looming. I realize one can find a deal in ANY market as long as you can get creative (seller financing etc) or the math works out. I would like to BRRR by my son's college but just not sure. Our friends want to partner in short term rentals as well. Any thoughts or opinions shared would be greatly appreciated.
