Thank you Jonathan,

I just had my initial google meet with one of the Franchise Development Team members.  Very informative.  Yes, the FDD can be intimidating, as I have reviewed a Home Health Franchise FDD recently.  (I am weighing Pros and Cons of either one).  Appreciate your response and insights!

Hello BP Community,

I am an investor here in NJ (one property in a college town). I was researching Property Management Companies and thinking about buying into a franchise Property Management Company. I would own the company as a Franchisee, but not sure if this a good option with all of the associated fees. Although, the company I am researching has a good reputation and appears very supportive. Please let me know your thoughts. Thank you!

Are you the Wendy Patton who literally wrote the book on Lease Options?  Thank you for your reply!

Hello BP Community,

Looking for feedback/thought process on utilizing the Lease option vs Seller financing alternative to traditional financing to help with the higher interest rates.  I like the Lease option because it gives you time to finance down the road if needed with hopefully lower interest rates.  I would prefer Seller financing but like the flexibility of having several of these "tools" in toolbox.

  Thank you!

Quote from @Zeona McIntyre:

Hi Jeff! Unfortunately, none of us has a crystal ball, so it's a good chance we will be wrong with whatever we guess. I've heard people calling the recession since 2017. BP released a market update recently discussing yellow flags in certain markets so that may be of interest to you to listen to.

With uncertainty in the market, it feels increasingly important to only purchase with a good cushion of cash flow. This is common with short-term rentals so you had a good intuition there. If you intend to do a BRRRR with your son also house hacking, that might also be great, knowing that he will likely be able to manage for at least 4 years. House hacks can have incredible returns and great savings on what your son would otherwise pay in rent. Not to mention the incredible learning opportunity for him to manage it.

Feel free to reach out if you have more market-specific questions.

Hello BP community,

Hoping to get some insights on the current Real Estate market as well as the next 6-12 months. I currently have 1 investment property at my son's college which is working out well. I am apprehensive about investing either in NJ or out of state (short term rentals) as the market is high with interest rate hikes looming. I realize one can find a deal in ANY market as long as you can get creative (seller financing etc) or the math works out. I would like to BRRR by my son's college but just not sure. Our friends want to partner in short term rentals as well. Any thoughts or opinions shared would be greatly appreciated.
Thank you!

Jeff

Lindsay,

Sorry for the delayed response.  We used Trueview Builders for our rental property in Glassboro.  Jason Bowe is the contact. Really reliable and fair pricing.  609-774-4146.  He might not be in the area you are looking for, but he could make solid recommendations for you.  Hope this helps.  Good Luck!!
