How to select a market

I'm looking to do my first BRRRR. I need help in deciding what market to get into. I would like to buy for 50-100k and about 50k max for rehab. What sites do you recommend for my research? I think these are the top 5 categories I should be looking into: 1. Population growth 2. Income Growth 3. Property value growth 4. Job growth 5. Crime level.

How about trying to invest where you live, so you can be close to the first property you buy. If this is not possible, make sure you get a great property manager, with great communication! Good luck :)
