Thanks for the advice William. Our goal is long term buy and holds. We are going to be empty nesters in a few years and would like to quit or jobs and move to South America and using the revenue to supplement some of our income. I'm retired military so I have a pension that can provide nicely in cheaper areas of the world.

Looking in Indiana. Which option did you like? 1- buy 1 door and pay cash and have NO loan. or 2- carry loans on 5 doors?

My wife likes the idea of paying cash for a property in the mid-west and not having a loan. Our agent brought up a good idea that I like but my wife is hesitant about. Purchase price: $130,000
Cash invested: $30,000

This was an out of state turn-key property. I live in San Diego and looking to invest out of state in the future.

I would love to but I live in San Diego and can't afford to invest here. 

I'm looking to do my first BRRRR. I need help in deciding what market to get into. I would like to buy for 50-100k and about 50k max for rehab. What sites do you recommend for my research? I think these are the top 5 categories I should be looking into: 1. Population growth 2. Income Growth 3. Property value growth 4. Job growth 5. Crime level.
