@Dan Maciejewski thank you for the reply. I do regular maintenance on the house I rent now and we built our house were in now by ourselves. I don't have a lot of time to rehab myself and the prices around me are getting pretty over the top. That's why I'm looking to states near me and I see prices of house I like. I've seen some that need work and some look rent ready. I've been debating about which to invest in. I'd like to rehab but I wouldn't be around to oversee it and just trust the contractor is doing everything up to standard. That's I'm leaning more turn key and have a property manager wake care of the maintenance since I will be a few hours away.

I'm new to the site and new to the real estate investment world. I have 1 investment property that I bought and lived in and now rent it out. I'm looking to get another investment property and make sure I won't get in over my head. Taking baby steps until I can figure out and get comfortable with multiple loans. I'm looking for opinions on if it's better to buy a house and put money into to get it suitable for renters or try and find a good turn key that I can try to rent immediately?

@Luka Milicevic thank you. I have checked around but the problem is they're still out of my range. I've lived here my whole life and idk if the prices will get down to more reasonable areas. I'm still seeing $200+ sq ft for a home outside of Nashville

@Michael Noto thank you for your response. Is there anything you can recommend that I would need out of the property management company that I would need specifically being a that I won't be around the property. Maybe what kind of services they can offer? And is there a general average cost for a management company? I do all the maintenance at my original property since I'm in the same city so I've never dealt with a management company.

I'm a new investor in the Nashville area. I have 1 investment property currently rented and a house we built last year that was built with cash and paid for. I'm wanting another property but the market in this area is getting pretty pricey. Ive been looking at different areas a few hours away with more reasonable prices for an investment property and was wondering if there's any advice on investing from a distance. I've never used a management company but would need one and was looking to see what the good and bad about them can be? Any advice will help. Thank you
