Good markets for Rent arbitradge near brooklyn ny

Airbnb is illegal in NYC. And when you can do it it’s just 1 apt you gotta live there etc

I heard CT what areas there or what other markers can one do arbitradge and driving distance ?

I am also open to move at this point. I have a house in the poconos.
