Rental in Clearwater Beach, FL - 30 Day minimum vacation rental

Investment Info:

Townhouse buy & hold investment in Clearwater.

Purchase price: $338,000

Bought this rental and rent it out on 30 day minimum

What made you interested in investing in this type of deal?

My wife wanted a place in FL

How did you find this deal and how did you negotiate it?

I used a local realtor

How did you finance this deal?

I live-in flipped my home, used a HELOC for the down payment and got credit for the rest.

How did you add value to the deal?

Keep improving the fixtures, furniture, etc. Real estate is appreciating fast down there as well.

What was the outcome?

Cash flowing well, and there was a big equity gain so far.

Lessons learned? Challenges?

Buy furniture at Costco. Make sure to see properties in person, you never know what you are going to miss.
