Hello fellow BRRRRs I'm trying to decide if this deal is a GO in WA. SF home, 836SQF. I would like to BRRRR. Location has been rezoned. Looking for any tips to help close the deal.

    Hello Donovan,

    For a SFR, I use the formula

    Purchase price = 0.75 * ARV - Rehab Costs

    In your case, for this to be a complete BRRRR, you would need to purchase the property for no more than $247,750.
