@Brandon Beardt The potential lender was using market rental rate although I am over that by $300. Previously, they were able to go up to 75% not sure what happened other than what I previously stated.

@Andrew Postell I have reached out to a few and with them I wasn't making enough although they were going off market rent and then current apprasial. 

I'm looking to refinance into DSCR

Any Leander's still doing 75% LTV + on DSCR Loans or Conventional Loans for business? I have two properties I need to take down within 30 days. I have been through a lot, looking for a lender over the last 9 months. HML giving us hard time trying to refinance with a potential lender at a 62% LTV...

You are correct I updated. The DADU unit will be new construction and the current single family is newly repaired, new roof, updated plumbing, kitchen and bathroom. I did add current issuance didn't see it at first. My niche is Military, so vacancy I anticipate being low. I did add a 3 percent vacancy can be adjust per unit.

Has any veteran or spouse ever refi into a conventional loan from VA loan? Reasons leveraging the VA befits with no max limit to build or buy multi-family 1-4 units?
