Chicago Heights Deal Analysis

I recently went to see two houses in Chicago Heights that a retired landlord is trying to get rid of. I am trying to figure out what they could sell for. I know that this area has its good and not so good areas. One is a 4bed 1 bath the other is a 5bed 1.5bath. Both need some work, but not like most other properties in that area. Once needs a stove, closet doors reinstalled (which are available), bathroom sink. Both have spots for washer and dryer. Furnace and water heaters are only a few years old.

Does anyone know what a good end buyer price would be for both as a package and individually. Is there more information I should provide for better review? Thank you.
