Any takers willing to analyze my SFH deal?

It is a bit like asking for cleanup after the bull has been in the china shop (we are in underwriting) but a quick analysis of the deal would be appreciated!

1898 Craftsman home, 3/1 SFH on a triple sized lot (3rd of an acre) Three car garage. Built like a tank according to the inspector - just needs some tlc.

$64,000 Purchase price, $20,000 in renovations being done.

Total loan of about $84,000. Loan pmt is approx $550 with taxes/ins

ARV is $133,000. Previously purchased 6 years ago for $150,000

Will rent for $1000-1300?

So did I stab myself if the foot with this one?
