I agree with @Tim Delaney. It should be as easy as converting one conventional loan that cashflows well to a Debt Service Coverage Ratio loan or DSCR. My curiosity is peaked to know what is the holdback.

I would seek legal guidance which is always well spent. Then handle it accordingly. Whatever the outcome make sure it’s properly documented. Then I do an overview of lesson learned and change/update/implement processes as needed.

First and foremost I want to say mentorship of any kind eases the steep learning curve of real estate investing. Those who have received mentorship for free and succeeded at real estate investing hit the jackpot! In my mind, to pay $10-20k for something with an infinite return on investment is awesome! I know there are investors who pay that and more just to be part of an annual mentor/mastermind group for accountability and growth. I feel both programs would provide the education needed and action steps to make a person successful if they TAKE ACTION. 




For me, what it comes down to is skin in the game and TAKING ACTION.

Goosehead.com ([email protected]) is an insurance broker that I have used. I know insurance has gone up a great amount over the last year. For me personally, it has been roughly a 30% increase. This was after I shopped around.
