Trying to create a larger deal funnel

I’m a local real estate investor and wholesaler. I am new to this so I’m not yet in the position to quit my W2. I have been driving for dollars whenever I can but I usually get off to late to be knocking on people’s doors. With this said I want create a bigger funnel of deals so I can get some traction. I’m interested in cold calling and direct mail. What kind of lists are good take use when it comes to cold calling and direct mail?
