Quote from @Joel Case:

I read David Greene's book SOLD! and it had a decent section on just this topic. Unfortunately, there is no secret sauce. You have to build your database.

Thanks for the reply! I've been meaning to check this book out, how'd you like it?

Good afternoon BP!

Rookie agent here! Thus far my business has been slow esspecially on the buyer side. I know this industry can be a slow moving ball and you just need to build momentum everyday. I also, know that I have been focusing on getting listings (uncuccesfully so far) due to my market being heavily weighted towards sellers. Now the market is starting to pivot giving some power back to buyers. Without further adieu, let's get a conversation going about how to find buyer clients! It can be ways you have found succesful, failed at, want to try, or anything inbetween. Then we can also give feed back on such strategies! Have fun with this, looking forward to learning and engaging!

This is an exciting time! As you have been reading the Midwest is very investment-friendly. I am based out of Milwaukee and it's a very solid market! Just as everywhere the prices are high these days but started softening up. We are seeing a lot of west coast investors stick their money here. One of the greatest aspects of Milwaukee is the off-market deals! We have a surplus of off-market homes that go at a discount. If you are looking for some sweat equity Milwaukee is a good place to start! Keep in mind everything they say about our Winters is true! BRRRRRR

Those kinds of lenders do exist. They are referred to as hard money lenders. That is one route to go but I would consider all options before deciding on a route. You gotta weigh the pros and cons of them all. I am an agent in the Milwaukee area. I would be happy to chat about getting started!

Good afternoon BP Community! I recently have been becoming more and more interested in out-of-state wholesaling. I understand the process and the responsibilities associated with wholesaling, as I have been doing it for the better part of a year, here in Wisconsin. I am seeking out any knowledge, tips, expertise, pros, cons, any information that may be helpful in the future. I am looking forward to hearing all of your thoughts!

Happy Wednesday fellow BP Agents! I am curious about what marketing strategies you have found most useful in business to prospect leads. Between my wholesale and realtor business I have implemented cold calling, driving for dollars, and mailers. Nothing thus far has been overwhelmingly succesful. I would alsolove to hear about what markets all of you have been 'zooming' in on. I can't wait to see your responses. Let's brainstorm a bit together!
