Ideal BRRRR Deal for a SFH
Investment Info:
Single-family residence buy & hold investment in Omaha.
Purchase price: $63,000
I bought this property with a conventional loan, fixed up the property and refinanced it and paid myself off for all the money I put into the deal. This investment will provide an infinite return.
What made you interested in investing in this type of deal?
I had the team in place to be able to close on this deal, rehab it, and manage it. This was my first investment, so it helped me get my feet wet.
How did you find this deal and how did you negotiate it?
I found this deal through an agent in the area
How did you finance this deal?
i used a conventional loan through a local bank in the area
How did you add value to the deal?
We painted inside/outside, put in new cabinets in the kitchen, with brand new appliances, gutted the bathroom, and repaired the detached garage.
What was the outcome?
We were able to pull out all our initial investment
Lessons learned? Challenges?
The rehab took a little longer than necessary due to hiring a family friend as the contractor. I had a difficult time holding him accountable from out-of-state. Next time I will hire a professional that I can have more accountability over.
