Hey Bruce,

I have not had experience in something like that before. I would just ask if that is something that you have had experience with and if there would be a need for short-stays in your area. 

How many units would you have in the property?

Great insight William! Investors are not the ones putting a major strain on the housing market. For the last decade there has been little development done in new housing as many cities have over-regulated the industry. That has led to a shortage of homes for a massive amount of families looking to get a home.

Great information Jorge! There are so many ways to benefit from Multifamily investing whether that be active or passive. I still find passive should still somewhat be active because you want to ensure you are partnering up with a great operator. Today, there are so many different options to invest in Multifamily and it is almost as accessible as investing in stocks.

Hey Jacob,

In my opinion it is not that simple. I agree that 31% IRR seems high but it could be accurate as well. Make sure you really do your own due diligence on the deals they are offering and it should be crystal clear to you. If it takes too much information to make sense of it, the deal does not make sense.

I am looking that the area is up and coming. What other developments are happening in the area. Is there other apartments being built? Other businesses? I want everything to be walking distance.

Hey Garrett,

I really rely on my brokers to bring me deals. I know I probably lose out on some deals by not looking more off-market, but that's what I pay them to do and I am going to bring in a broker if I find an off-market deal anyway. If you feel like you are not getting a lot of deals from your broker, then find another broker or build relationships with more of them.

Hey James, 

For the 6-8 unit, since it is still a small amount of units, most lenders still might underwrite it like a residential deal. I would look at the two 4-plexes and look at doing a DSCR loan which would not put the loan in your name.

This is a super competitive niche is the markets that I am investing in right now. I think any niche is so competitive as there is so much money looking for a hedge against inflation and all niches of real estate provide that. My advice to make sure you have a crystal clear investment criteria and bulletproof underwriting. I am still seeing plenty of deals that are coming to market that others are missing.

The tax advantages are truly some of the best parts of investing in Multifamily. The Government is incentivizing you to create more affordable housing for people. So basically, you are helping so many people and they want to reward you for doing so!

Hello Matt,

Commercial Multifamily is a wonderful way, and personally my favorite way, to scale in Real Estate. It offers much better financing options, safer returns, and will attract more people that want to invest with you. 

At the end of the day, you should look at your investing criteria and see where it is you want to go with your investing career.
