Investment Info:

Single-family residence other investment in Ventura.

Purchase price: $689,000
Cash invested: $1,200,000

During the 2018 Ventura County Thomas fires, the lot which had property on it was completely destroyed. In late 2020 a move was made on my part to purchase a lot and construct a ultra-modern single-family residence on it with the latest technology. This property, arguably has the best view in all of Ventura County and will have amenities to make a Hollywood A-lister or millionair CEO want to grab this investment. No the property which will be complete 4th quarter 2021 is not for sale!

What made you interested in investing in this type of deal?

The lot itself has the best view in all of Ventura, CA. I would of been a fool not too.

How did you find this deal and how did you negotiate it?

Negotiating was easy, there was no grabbers since it was an empty lot and real estate is very political in ventura county.

How did you finance this deal?

VA construction loan, Bank loan other real estate loans

How did you add value to the deal?

by constructing a weather and element secure home with the most providable house.

What was the outcome?

more to come

Lessons learned? Challenges?

more to come

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

several and more to come.
