Investment Info:

Single-family residence buy & hold investment in Port Charlotte.

My first property

What made you interested in investing in this type of deal?

Have to get started sometime. Been listening to BP for a few months and took the leap.

How did you find this deal and how did you negotiate it?

Through the MLS, just was put up and I used a trick from Brandon Turner on a word doc. about myself to share with the seller.

How did you finance this deal?

Money saved up

How did you add value to the deal?

Putting a new roof on the property. It was a good deal for a 4/2 with a huge 2 car garage.

What was the outcome?

Closed yesterday and getting it fixed up.

Lessons learned? Challenges?

Something came up. The seller had two insurance claims open on the property that weren't closed and I'm deployed in Afghanistan now. I did everything at night which was the morning for those in the states.
