No, I hire out all my work. It wasn’t anything fancy. Just a small bathroom with standup shower and mater closet. And new plumbing and some light electrical work. They did it in just a week. 

 yea if the water line is already there it's technically an easy job. Someday I would post my conversion as well. One creative thing I do is I use remote motion sensor switch so the electrical work is quite minimum. You have good price indeed.


 What is the remote motion sensor switch for on the electrical, like can you elaborate a little?

The issues of sueing him and a few other things is I'm overseas. I'm going to sound very unknowledgeable by this, but how do you verify they are a licensed contractor? This is in Florida. Just point me in the direction and I'll start digging.

Bruce, My properties are in Florida and this contractor was the only one returning my calls and able to show up in less than 3 months. Everyone else was either not returing my calls, or said 6 plus months due to the hurricane as they already had to much business.

I just looked at the contracts, says nothing about what you just said. Payment schedule ins't even in the contract. It was the first contract for 10k he worked on, then said he'd walk off and I had no one else. 
This helps out for future contracts and rehab work to be completed. Thank you.

I have two properties in rehab right now 3 houses apart from each other. Before I put down a big 50% down deposit on the properties and only the roof deposit of half for one of the houses, he was great. Easy to talk to, work with, everything. The moment I put 50% down on the projects (combined $25k plus). Now he’s garbage. 30 days late on both projects, a month late on the roof installation, I got fined by the city for the lawn getting out of control after he sent me photos saying he fixed it but left out he only had the front of the lawn fixed, and not the back.

I wanna fire him once I find a replacement. What’s the best way to do this so I can get the money back I gave him as I know he hasn’t done much work?

I just posted about a GC problem and need to find a new GC. Anyone in the Port Charlotte Area that I can hire to finish up/ fix up after a GC that I want to let go for poor performance?
