Hi @Kandice Manciel, this looks like a great deal to me but it depends on what it compares to in your local market.  One thing I noticed is you don't have anything allocated to repair costs.  There are always things that will need to be repaired or you will want to repair within the first few months.  For example, in the photo it looks like the downspout needs attention.
