Thanks for your feedback! Oh boy, you were pretty spot on. I went to see the house and learned that it actually was NOT occupied by tenants, as the owner had claimed. And it had TONS of damage on the inside.

Happy Saturday!!

Can you please recommend best ways/tools to track appreciation values? I’m trying to figure out best areas in my city to focus my search for multi unit properties or sfh. Neighborhood Scout seems like a great tool, but I’m wondering if there are others that are more affordable? Also, I’m wondering if maybe there is a way to do that here on BP and maybe I’m just missing it.

@David A. Thanks David! This duplex currently has tenants in both units. I plan to ask about lease length, amount, etc. I also plan to hire property management.

@Connor Anderson Thank you! I’m not sure how I missed this response. But last week, I connected with a realtor agent that’s actually sold some investment properties to family members of mine. She has set me up to receive listings based on what I’m asking for. However, I would love to be connected to someone that you’d recommend. Is it frowned upon to work with multiple agents?

@Brad Hammond Wow, you have a good eye! I definitely missed adding in the repair budget. Also, would looking at the home values in the neighborhood listed by Zillow be an pretty good idea of comparables? Or do you have a different recommendation?

@Jacob Simpson I’m looking to utilize the home as a pure rental. Thanks for the figure on repairs. That’s really helpful!
