Townhouse buy & hold investment in Sneads Ferry.

Purchase price: $125,000
Cash invested: $28,000

2 bedroom, 2.5 bath townhome located near the back gate of Camp Lejeune (Marine Corps Base). The base creates a steady market of renters with solid and safe incomes.

What made you interested in investing in this type of deal?

The cash flow potential was too good to pass up.

How did you find this deal and how did you negotiate it?

My friend was looking at buying one of the new build townhomes to live in and I went with him. I realized the investment potential and made an offer the next day.

How did you finance this deal?

Conventional loan, 30 years.

What was the outcome?

Cash flows around $500 a month.
