1st time potential duplex buy for rent

I am new to investment of real estate and saw an offer on bp for 525000 for a 4bed 2 ba duplex at 1633 sq ft. I was going to help my primary residence for a down payment and get a loan for the rest. No work is needed and would be a turnkey investment. Being how the market is so high I'm wondering if I should invest first in a fixer up for more profit and refinance once rehabbed or if this has a good potential for profit due to the location.
